DICDL is the company actually building it. The case against: greenfield cities routinely run behind schedule, and Dholera’s own roadmap stretches toward 2040. Land is illiquid, and the resale market remains thin outside prime zones. Industrial occupancy has not yet translated into residential demand. Much of the marketing you will encounter is aggressively promotional, including projected return multiples nobody can actually guarantee. And a meaningful share of “Dholera” projects sit outside the notified SIR entirely.

What actually decides your outcome: which zone you buy in, whether your title and approvals are clean, and how long you can hold. Not the region’s story.

Dholera SIR Land vs “Near Dholera” Projects

This is the most common trap in Dholera investment. Land inside the notified SIR falls under the planned development framework, with defined zoning, infrastructure commitments and DSIRDA oversight across 22 villages. Projects marketed as “near Dholera” may sit entirely outside that boundary.

The difference shows up in approvals, future development and — most painfully — resale demand. Ask for the survey number and verify the SIR boundary before you discuss price. A seller who resists that question has answered it.

Is Dholera the Next Sanand or the Next GIFT City?

History rarely repeats. It does rhyme.

Sanand proved that an anchor industry can re-rate an entire agricultural belt. GIFT City proved that a bold plan, given enough years, becomes a functioning hub.

Dholera is attempting both at once, on a footprint larger than Ahmedabad. Whether it matches those outcomes depends on three things nobody can promise today: continued infrastructure execution, actual industrial occupancy, and sustained economic activity once the fab is running.
